I'm improving relationship with roommate day by day as guide says but still can't get second heart 
ps: even with console I'm not able too get it

It's hard to know what's happening in your game without seeing it myself or checking your saves. However from what you describe it looks like the number of hearts in UI might be also depend on other variables set by progressing the game normally. Try progressing the story and see if you can increase her hearts. The guide is kind of hard to follow because it isn't a true walk-through. The Guide section and the Gallery section tell you what needed to progress the characters and unlocked gallery pictures but not a step by step on progressing the story. For example you need to do photoshoots with emily before you can do them with roomate. But you need to read photography book have a camera and some costumes before you do the photoshoots with emily (i've gotten softlocked there by not reading the photography book first before doing the photoshoots).

. I've been using Universal Ren'Py Mod for kind of the same thing. Except it allows me to search for variables names/labels/scenes, edit/save variables values as well as play scenes loaded in the Labels tab. I only needed to modify variables twice to unsoftlock the game.guys im stuck fighting saving old man how i do it ?

That's after you do the mission with helping Derek with the Dean. You can't do that until after the event were Barbra has visited you at you cousins place. This is a near the end to the game. There a lot of events before that. You can also just go to page 38 of the 'Load' screen if you loaded my saves.
i gave the red folder to the boss, but cant continue somehow can someone tell me the next step?
I think there's supposed to be a dialog option when you talk to Derek (her son) at her house. The "walkthrough" says ask him for help.
However, as always with this game, if you are somehow unable to progress you might be softlocked and will have to go back to an earlier save before the game state got borked or use a cheat mod like URM or use a fullsave.
Played for 3 hours and there's literally zero content in this game?

The CG. Also, it sounds like you got stuck.
I had to look at the guide and still got stuck because the game soft locks fairly easily. So I ended up using URM to get me past a few unprogressable game states. But no doubt its easy to be stuck at the beginning where nothing happens. As always the answer is to cheat or have that option on standby. I also always want the option to extract the scenes if I'm not feeling the gameplay.
